Novo Remedial Solutions were appointed to carry out essential concrete repair works across a multi-block social housing development requiring structural refurbishment and safety improvements. Several façades, balconies, stairwells, and walkways had shown signs of progressive deterioration including cracking, spalling, exposed reinforcement, and areas impacted by carbonation and water ingress—common issues in older reinforced concrete residential buildings.
Our team began by completing a full structural condition survey to identify the root causes of deterioration. This included hammer testing, cover meter surveys, carbonation testing, chloride sampling, and targeted breakout investigations to assess the extent of reinforcement corrosion. Based on our findings, a detailed repair programme was developed to restore structural integrity and extend the lifespan of the buildings.
The remediation included concrete breakout, steel cleaning and preparation, application of corrosion protection systems, reinstatement using polymer-modified repair mortars, and smoothing mortars to improve surface finish. We also installed protective anti-carbonation coatings to vulnerable areas to prevent further deterioration and ensure long-term protection.
All works were completed in a live residential environment, requiring careful planning, tenant communication, and strict safety management to minimise disruption. The project was delivered on time and to a high standard, significantly improving the safety, durability, and visual appearance of the buildings while helping the housing provider safeguard their long-term asset performance.
